452 residences, sweeping water views, and a billion-dollar vision for what’s next in Downtown Tampa
The next phase of Water Street Tampa is advancing. Stand at the corner of Water Street and Cumberland Avenue today, and it’s easy to feel the pull of what this neighborhood has already become: a place where downtown Tampa learned to walk instead of drive, to linger instead of pass through.
Soon, that same corner will hold something new. Updated plans for a luxury residential tower have been submitted by Strategic Property Partners, and the renderings suggest the district’s next era is about to take a striking new shape.
The tower will rise approximately 400 feet, its glass facade curved rather than sharp, its lines designed to catch light and hold water views rather than block them. The exterior was designed by Nichols Architects; MAWD | March and White Design is shaping the interiors, the kind of refined detail that’s become a signature of life at Water Street. Inside, 452 residences will range from studios to three-bedroom homes, sitting above roughly 37,000 square feet of retail meant to be discovered on foot.
“This next chapter reflects years of thoughtful planning and insights we’ve gained from bringing the first phase to life,” says SPP CEO Josh Taube. It shows. The building’s amenity collection reads less like a checklist and more like a full day imagined in advance: mornings at the demonstration kitchen, afternoons in the coworking lounge, evenings at the resort-style pool or in the cold plunge and sauna, even a spa and dog run for four-legged residents. It is the kind of place designed to be lived in fully, not just occupied.
The scale of it all is hard to overstate. Alongside a planned entertainment destination and a mixed-use development already under construction, this next phase represents more than 2 million square feet of growth and nearly $1 billion in investment, reshaping downtown Tampa in real time.
Moss returns as general contractor, continuing the partnership that shaped Water Street‘s Cora building. “Cora helped shape this neighborhood, and we’re honored to bring another SPP vision to life,” says Jeff Callahan of Moss, a nod to the craftsmanship this next tower will demand.
